Apartment planning approvals dropped 39% last year – CSO

The latest data from the Central Statistics Office indicates a sharp decline in the number of planning permissions granted for new homes in 2024, particularly for apartments. The figures show that approvals for apartment developments dropped by nearly 39% compared to the previous year, while house approvals saw a smaller decrease of 2.7%.

The overall number of new homes receiving planning approval fell by 21.4% last year, a stark contrast to the 20.6% increase recorded in 2023. This decline is a critical indicator of future construction activity, especially following a year in which housing completions failed to meet government targets. The trend raises concerns about the pace of new housing supply in the coming years.

 

One of the most significant declines was recorded in Dublin, where planning permissions for apartments plummeted by 55.7% across the city’s four local authorities. Additionally, approvals for Strategic Housing Developments, which are large-scale residential projects, saw a 46% drop in the number of units approved.

The downward trend became even more pronounced in the final quarter of the year. Between October and December, the number of dwellings receiving planning permission fell by 38% compared to the same period in 2023. Apartment approvals suffered the most severe decline, down by 52%, while house planning permissions also fell by 21%. These figures highlight the slowdown in planning activity, which could have long-term implications for housing supply and affordability.
